  • Landlords entrusting the management of their property to Howards enjoy a comprehensive and effective service, offering the following benefits.
  • Compiling details "To Let", including where appropriate a colour photograph
  • Displaying "To Let" sign at property if required
  • Accompanying all viewings of the property
  • Obtaining a full "Tenant Assessment" on all applicants, including a credit search
  • If necessary, obtaining an assessment of any Guarantor
  • Providing any necessary Notices and Tenancy Agreements to comply with current legislation and rent acts
  • Compiling a Schedule of Fixtures and Fittings, a Schedule of Condition, and if appropriate an Inventory of Contents
  • Checking tenants in to and out of the premises, and agreeing with the compiled schedules etc
  • Receiving payment of the rent as and when due
  • Recording rent receipts on our computerised accounting system, and accounting to clients as soon as cheques are cleared (or straight away if paid by cash)
  • Carrying out periodic inspections of the property, and reporting condition to the owner
  • Arranging for repairs or maintenance to be carried out as required
  • Paying out-going expenses on behalf of the Landlord, such as Insurance, Ground Rent Charges etc
  • If required, arranging suitable insurance cover on the property and/or contents
  • If necessary, where major repairs have been carried out inspecting to confirm they have been satisfactorily completed
  • Where necessary arranging for gardening work to be carried out
  • Arranging for Gas and / or Electrical Appliances to be serviced as required, and safety certificates issued
  • Attending to routine management enquires from Landlords and Tenants
