Press Release - Phased Approach for Commercial Property EPC’s

The government last week responded to the concerns that the Commercial sector will not have enough assessors to deliver Energy Performance Certificates (EPC’s) from 6th April 08 as required under legislation.

Martin Cunningham, Director of Norfolk and North Suffolk’s largest independent estate agents, Howards commented “the government has opted to take a phased approach to commercial property requiring EPC’s this will allow a transitional period for buildings already on the market at 6 April 08. Any building which is on the market before then and remains on the market afterwards will need an EPC by 1 October 08 at the latest. If it is sold or rented out in the meantime, an EPC must be commissioned and then handed over as soon as practicable."

DCLG advise that the implementation concession is intended to make it easier for owners and landlords of large buildings to comply with the legislation. Similar provisions will apply for the introduction of EPCs on buildings over 2,500 m2 in July, expiring also on 1 October 2008.

Mr Cunningham went on to say, “Howards Commercial Business Services division will have a number of qualified Commercial Property Energy Performance Assessors available, in the meantime perhaps the best advice if your looking to sell a commercial property is to place it on the market prior to the 6th April.
