Our dedicated block management department specialises in the supervision, maintenance and account management support of private residential apartment blocks and developments. We currently manage a number of blocks varying in size and number of dwellings in the Norfolk and Suffolk areas.
Our dedicated staff have many years experience in this specialist market
and understand the needs of the client and intricacies of the process.
They understand it takes a little time to get to know and understand the
finer details and working practices of each and every block we manage and
the importance of regular site inspections as change can happen more swiftly
than may be anticipated. Regular contractors can often become complacent
and allow standards to fall. With regular site visits control can be maintained
and gentle reminding of duties will keep retained contractors on line.

We believe in preventative maintenance, well thought out, planned, budgeted and discussed with both the freeholder and the lessee. This can save a large sum of money over as little as a five year period. By doing so it minimizes the sudden increase in maintenance charges that often happen when issues are ignored or go unplanned until they are urgently necessary.
Larger maintenance contracts such as external painting need planning, detailed inspection of submitted quotations to ensure all quotes are “like for like” and are fair and reasonable. The contractors need to provide confirmation of dates and that they understand the agreed terms and arrangements made. One item which we feel strongly about, which seems lacking within this sector, is follow up inspections of works undertaken prior to payment being made.
Depending on the terms of our contract, our Property Manager will:
- Arrange regular service contracts for gardening, cleaning of common parts, window cleaning, lift servicing etc
- Arrange day to day works and more major repairs
- Prepare budgets for service charge
- Collect service charges as agreed
- Keep detailed records of the finances and expenditure
- Submit accounts and documentation to accountants/auditors
- Make at least four site visits a year
- Correspond with solicitors in pre-sale enquiries
- Correspond with residents regularly
- ....And any specific management that your property may require
Local Government grants for the improvement of older period properties need careful preparation before they are submitted and it goes without saying that knowledge of their existence and to whether they may or not be applicable is essential.
